Is this Dubai transaction data live?

The page requests the newest DXB Data snapshot when it loads. The underlying DLD-derived dataset is updated daily, not transaction by transaction.

Does it show individual title-deed transactions?

No. The free tools provide aggregated totals, area prices, rental yields, comparisons and budget results. They do not expose a public list of individual title-deed records.

Can this replace a professional valuation?

No. It is an area-level market screen. A valuation requires suitable property comparables and adjustments for the building, unit, condition, floor, view, tenancy and other factors.
